Retirement
Retirement Changes a Lot. Your Home Doesn’t Have to Be a Guess.
Retirement raises a housing question that doesn’t always have an obvious answer. Some retirees do want a smaller home. Just as many want a single-level home with no stairs, want to stay in the same community but in a home that’s easier to manage, or simply want to understand what their home’s equity could mean for the years ahead, without necessarily moving at all.
There’s no single right answer here, and I don’t assume downsizing is automatically it. My role is to help you understand your real options in Minnesota and Western Wisconsin: sell, stay, or something in between, so you can make the decision that actually fits the retirement you’re picturing.
A Note on Approach
For a lot of retirees, a home is the single largest asset they own, which makes this decision as much a financial one as a lifestyle one. I focus on the real estate side clearly: what your home is worth today, what a different home would realistically cost, and what your options look like if you’d rather stay and adjust than sell.
For anything involving reverse mortgages, retirement income planning, or tax implications of a sale, I always recommend working alongside a financial advisor, and I’m glad to coordinate with them wherever it helps.
Common Questions
The questions that come up most often.
Should I sell, downsize, or just stay in my current home?
+
This depends heavily on your specific goals, whether that's freeing up equity, reducing maintenance, staying near family, or simply having less to manage. I'll walk through your real options with you, including staying put, so you're not assuming a move is the only path forward.
I don't necessarily want a smaller home, I just want single-level living. Is that still downsizing?
+
Not exactly, and this is more common than people expect. Many retirees end up in a home similar in size to their current one, just without stairs, or in a layout that's easier to manage long-term. I can help you search with that priority front and center.
How much equity could I actually access if I sold?
+
I'll walk you through a clear, defensible valuation of your current Minnesota home, along with realistic costs, commission, moving costs, and any updates needed, so you have an honest picture of what you'd actually walk away with, not just a rough estimate.
Can I stay in my community if I decide to downsize?
+
Often, yes. Many retirees are able to find a smaller or single-level home just a few miles from where they already live, keeping their community, friends, and routines intact.
What if I'm not ready to decide, and just want to understand my options?
+
That's a completely normal place to start, and exactly the kind of conversation I'm glad to have with no pressure or timeline attached.
