The Situation

Like many longtime homeowners, they wanted to maximize the value of their home while making the transition to retirement as smooth and stress-free as possible.

The response reflected that effort.

The property generated more than 30,000 online views, including nearly 24,000 YouTube views, over 9,700 targeted Facebook and Instagram views, 26 open house visitors, and 10 private showings within the first few days on the market.

Everything was designed to accomplish one goal: create as much qualified buyer demand as possible during the first week.

The strategy worked exactly as intended.

Within two days, the home received multiple offers and ultimately sold for $30,000 over the asking price in less than a week.

The kids had grown up. Bedrooms sat empty. Entire areas of the home were rarely used. What had once been the perfect family home had gradually become more house than they needed.

The Situation
When this couple was referred to me, they had already made the decision to relocate to Texas to be closer to their son. Their Minnesota home had been lovingly cared for over the years, but after nearly 40 years, it still had many of its original finishes. Aside from routine maintenance and regular cleaning, the home had never been updated. The paint had aged, the flooring was original, and many of the light fixtures, switches, and outlets reflected the home's age.




Rather than simply putting the home on the market, we stepped back and asked a different question:

What improvements would create the greatest return without overspending?
The Strategy
Together, we developed a plan focused on the updates that would make the biggest impact with today's buyers.



I coordinated the entire project, connecting the sellers with a trusted handyman I've worked with for more than 15 years. We replaced the flooring, painted the ceilings, walls, closets, trim, and doors, updated light fixtures, switches, and outlets, and completed a thorough professional cleaning before the home was photographed and listed.


Because my clients had already relocated to Texas, I managed every aspect of the preparation locally, from coordinating contractors and checking on progress to ensuring the work stayed on schedule. We also completed the sale through a remote closing, allowing them to finalize everything from Texas without having to return to Minnesota.
The Outcome
The investment in thoughtful preparation paid off.

After accounting for the cost of the improvements, they netted approximately $50,000 more than they likely would have by selling the home in its original condition.

This wasn't the first time I'd walked through this house. Years earlier, I helped a client purchase it.
