Empty Nester

Thinking Ahead to Life as an Empty Nester

Walk through your home right now. Is there a bedroom that’s become a storage room? A dining room you haven’t sat in since last Thanksgiving? A whole level you only visit to grab something out of a closet?

For a lot of homeowners, this is one of the quieter signs of becoming an empty nester, a home that’s grown around your life differently than expected. And even if your kids haven’t moved out quite yet, it’s never too early to start thinking about what comes next. Homeowners who start this conversation a year or two ahead of time, rather than waiting until the day the last bedroom empties out, tend to feel far more in control of the decision when the time actually comes.

This doesn’t always mean it’s time to sell. Sometimes it means a room needs a new purpose. Sometimes it means the maintenance and cost of space you’re not using has simply stopped making sense. Either way, it’s worth a real answer, whenever you’re ready for one.

A Note on Approach

I don’t assume becoming an empty nester automatically means you should sell. Some homeowners genuinely just need to repurpose a room, or rent it out, or simply accept that a guest room sits empty most of the year and that’s fine.

But for a lot of people, this is actually the first sign of something bigger: a home that’s grown too large for how you’re actually living in it, and quietly costing you in cleaning, heating, taxes, and upkeep for space that isn’t adding anything to your life.

Whether your kids left home last year or you’re just starting to picture what that looks like a few years down the road, I’m happy to talk through it with you. No pressure, no assumption about what the right answer is for your situation, and no need to wait until you’re certain to start the conversation.

Common Questions

The questions that come up most often.

The kids just moved out. Does that mean we should downsize?

+

Not necessarily, but it's worth a real conversation. I can walk through your specific situation and give you an honest read on whether this is a sign of a bigger shift, or just a home that needs a new rhythm.

Our kids haven't moved out yet, but we're already thinking ahead. Is it too early to start planning?

+

Not at all. Starting this conversation a year or two before you actually need to move tends to lead to a much calmer, more confident decision than waiting until the day arrives. There's no obligation in having an early conversation, just clarity for whenever you're ready.

Is it worth downsizing, or should we just live with the extra space?

+

A good place to start is understanding what that space is actually costing you each year, in taxes, utilities, and upkeep, compared to what you'd save with something smaller. Once you see the real numbers, the decision often becomes a lot clearer.

Could we rent out the extra bedrooms instead of moving?

+

It's possible, depending on your home's layout and local regulations, though it comes with its own responsibilities. I'm glad to talk through whether that's realistic for your specific home.

What is our house worth if we decided to sell down the road?

+

I can walk you through a clear, defensible valuation based on recent comparable sales in your Minnesota or Western Wisconsin area, so you have real numbers whenever you're ready to think it through, even if that's a few years away.
