Luxury & Custom Homes | Twin Cities & St. Croix Valley

Exceptional Homes Deserve a Thoughtful Approach.

Not every distinctive home is defined by its price.

Some stand apart because of their architecture, craftsmanship, acreage, privacy, setting, or the story behind how they were created.

I'm Jason Lange, a REALTOR® with RE/MAX Results. Since 2004, I've helped buyers and sellers throughout the Twin Cities and St. Croix Valley, including clients purchasing land for custom homes, navigating the homebuilding process, and selling distinctive properties when life takes them in a new direction.

I believe homes like these deserve thoughtful preparation, informed pricing, and an approach built around the property and the people involved.

Experience That Goes Beyond a Price Point

I began my career as a mortgage loan officer in 1997 and became a licensed REALTOR® in 2004.

Over the years, I've been involved in more than 450 real estate transactions across a wide range of homes, price points, and client circumstances.

That experience includes helping buyers acquire vacant land for custom construction, participating in meetings with clients and their architects and builders, representing sellers of substantial custom-built homes, coordinating property preparation, and helping families make their next move.

To me, representing a distinctive property isn't about applying a luxury label. It's about understanding what makes the property different and how those qualities should influence the strategy.

Seller Representation | Spirit of Brandtjen Farm, Lakeville

From Custom Construction to Downsizing: A Relationship Across Four Communities

Some of the most rewarding client relationships I've developed in real estate have continued through several homes and different chapters of life.

One family I've had the privilege of representing has taken me from Eagan to Apple Valley, then Lakeville, and ultimately Rosemount.

Along the way, I've helped them through purchases and sales, including working alongside them during the construction of their custom home in Lakeville's Spirit of Brandtjen Farm neighborhood.

I attended numerous meetings with their architect and builder, helping my clients ask questions, consider options, and work through decisions as the home took shape.

When their needs eventually changed and they decided to downsize, they turned to me again to represent them in selling that home.

We listed it at $1,090,000 on September 11, 2025. Fourteen days later it was under contract, and it closed on October 17, 2025 for $1,050,000.

For me, the meaningful part of this story is the relationship behind it. Having the opportunity to guide the same family through multiple major housing decisions is one of the most rewarding aspects of my work.

Buyer Representation | White Oaks Savanna, Grant

Prairie Prospect: From Vacant Land to an Architect-Designed Home

Some real estate experiences begin long before there's a finished home to walk through.

At White Oaks Savanna in Grant, Minnesota, I represented my client in purchasing the vacant lot where Prairie Prospect would eventually take shape.

Designed by Imprint Architecture and Design and built by Redstone Builders, the completed residence is a distinctive example of architect-designed custom construction.

My involvement continued well beyond the land closing. I represented and advised my client throughout the custom-home building process, attending numerous meetings alongside my client with Imprint Architecture and Design and Redstone Builders. I helped my client discuss options, ask questions, navigate decisions, and work through the process from a real estate advisory perspective. The design and construction decisions belonged to the architect and the builder; my contribution was representation and advice.

One of the things experiences like this reinforce is how much a custom home depends on the relationship between the residence and the land.

Lot selection, topography, privacy, sunlight, neighboring properties, and the way a home sits on its lot can meaningfully influence how the home feels and functions.

It's rewarding to help clients think through those decisions and see their vision take shape.

Seller Representation | West St. Paul

Selling a Distinctive Custom Estate in West St. Paul

Representing a substantial custom estate requires more than looking at square footage or applying a standard pricing formula.

The property's architecture, setting, interior spaces, and the expectations of likely buyers all influence how it should be positioned.

When I represented the sellers of this West St. Paul estate, we worked through pricing, preparing the home for market, marketing, and adjustments as the sale progressed.

The property offered more than 7,000 finished square feet on approximately 1.3 wooded acres, with distinctive architectural features and an impressive sense of scale.

It was a memorable opportunity to help the homeowners navigate an important transition.

Seller Representation | Wedgewood Park, Woodbury

Preparing a Higher-End Woodbury Home for Market

Preparing a distinctive home for sale isn't necessarily about making the largest investment in improvements.

It's about understanding the property and identifying the steps most likely to help it present well to prospective buyers.

When representing the sellers of 3352 Richmond Bay in Woodbury, I helped coordinate practical improvements and professional resources, including repairs, interior design and staging, and landscaping.

The objective was to help the home make a strong first impression while keeping the sellers informed and comfortable with the decisions along the way.

It's a good example of how hands-on guidance can be as important as the marketing itself.

“Jason is a wonderful realtor, he was with us every step of the way until our house was sold. He guided us and offered solutions to aid in the marketing of our house. He offered tremendous help in getting the property to look at its best. He brought us a handyman to do some repairs, an interior designer to stage the house and a landscaper to enhance the front yard and curb appeal.”

“He made us very comfortable with the whole process and was always available and willing to help.”

“We highly recommend Jason to be your realtor when the time comes.”

A Distinctive Home on Wooded Acreage in the Blackwood neighborhood of Stillwater

Luxury isn't always defined by a price. Sometimes it's about privacy, setting, and having space that's difficult to replicate.

In Stillwater's Blackwood subdivision, I represented the seller of a substantial home at 5160 Neal Avenue N, situated on approximately 2.59 wooded acres.

With more than 4,100 square feet, four bedrooms, four bathrooms, generous living areas, custom interior details, and a beautiful natural setting, the property offered a distinctive combination of space and privacy.

Homes like this don't always fit neatly into conventional comparisons. Their acreage, setting, and individual features deserve careful evaluation when developing a pricing and marketing strategy.

Considering selling a distinctive home of your own?

A Custom Home Begins With More Than a Floor Plan

Some of the most important decisions about a custom home happen before construction begins.

I've had the opportunity to work alongside clients during the custom-home process, attending meetings with architects and builders and helping them think through choices that can affect both everyday living and long-term marketability.

That was part of my involvement with Prairie Prospect in Grant and the custom home on Dryden Road in Lakeville.

For a truly custom residence, there's often tremendous flexibility in how the home is designed, subject to the site's physical characteristics, applicable rules, budget, and the homeowner's goals.

The lot itself is one of the first and most important decisions.

How should the home sit on the property? Which spaces should capture morning sunlight or evening sunsets? Where will neighboring homes be visible? Can existing trees or natural topography help create privacy? How might the slope of the land affect the home's orientation?

The right answers depend on the people who will live there.

My role is to help clients consider real estate implications, ask useful questions, and navigate conversations with the architects, builders, and other professionals responsible for the technical decisions. I'm not an architect, engineer, builder or general contractor.

Those experiences also help me appreciate the details behind distinctive custom homes when it's time to represent them for sale.

Lot selection

Location, setting, privacy, orientation, views, physical site characteristics, and possible future resale appeal.

Home positioning

Morning versus evening sun, outdoor living, window orientation, and neighboring properties.

Natural topography

Wooded and sloped sites, natural screening, and how landscape features can influence privacy and design.

Architecture and personalization

Truly custom homes may offer extensive design flexibility, but are still subject to zoning, building codes, neighborhood architectural requirements, budget, and site conditions.

Long-term marketability

Thinking about how individualized design choices may affect eventual resale, without discouraging appropriate personalization.

Custom, Semi-Custom and Production Homes

A fully custom home differs from a home offered by a builder with a limited menu of floor plans, elevations, and upgrades. I help clients with both types of new construction.

When a builder offers six or eight floor plans across a neighborhood, lot selection, floor-plan choice, and certain upgrades may become particularly important differentiators: lot privacy and orientation, main-level bedrooms, dedicated home offices, multiple bedrooms on one level, flexible living space, practical floor-plan arrangements, and upgrades that may support broad buyer appeal. These are considerations, not guaranteed increases in resale value.

Sometimes the Opportunity Is in the Land

Not every custom-home project begins with a vacant lot.

Sometimes an older home occupies a property with characteristics that are difficult to find elsewhere: wooded acreage, mature trees, desirable waterfront, exceptional privacy, or a compelling location in an established neighborhood.

For buyers considering a custom residence, purchasing an existing property with the possibility of renovating or replacing the home may be worth exploring.

The key is understanding what is actually possible.

Zoning, setbacks, demolition requirements, utilities, neighborhood architectural guidelines, site conditions, and local building regulations can all affect redevelopment potential.

Waterfront properties may also involve shoreland, floodplain, environmental, and other restrictions. An existing home does not automatically establish the right to replace it in the same location or with a larger structure.

I believe buyers considering these properties should involve the appropriate builders, architects, surveyors, municipal officials, and other professionals early in the process.

Sometimes the opportunity begins with recognizing the value of the land and its setting rather than focusing exclusively on the home that's already there.

A Strategy Built Around the Home, Not a Template

Understand what makes the property distinctive

Architecture, craftsmanship, setting, lot, privacy, acreage, layout, neighborhood and buyer expectations all shape the plan.

Develop a defensible pricing strategy

Relevant comparable sales, active competition, local demand, individual features, financing and appraisal considerations, and market feedback. Replacement cost alone does not set market value.

Prepare thoughtfully

Not every luxury or custom home needs professional staging or renovations. At Richmond Bay, the right plan meant coordinating repairs, staging and landscaping. Another home may need far less.

Present the home professionally

Original photography, video where appropriate, accurate descriptions, the story of the property, broad marketing distribution, and a plan built for this home.

Evaluate buyers, financing, and offers carefully

Financing terms, contingencies, appraisals, timing and negotiation. My mortgage lending background gives me useful perspective, though I don't perform appraisals or guarantee financing outcomes.

Communicate clearly

Honest advice, availability and responsiveness, so you can make informed decisions. Pat Arnold and Ousama Mortada both described that kind of guidance in their reviews.

More on my approach: how I help sellers, downsizing guidance and client success stories.

Buying a Distinctive Home or Planning a Custom Build?

Whether you're buying an existing luxury home, purchasing vacant land, or weighing acreage and waterfront properties, the right questions come early. I helped my Prairie Prospect client buy the lot in White Oaks Savanna and sat in on the architect and builder meetings that followed, and I did the same for the Dryden Road family in Lakeville.

We can talk through custom-home opportunities and builder neighborhoods, site suitability, financing considerations, and long-term value and marketability, and bring in the builders, architects and other qualified professionals who handle the technical side.

Common Questions About Luxury and Custom Homes

Is Jason Lange experienced in selling luxury and custom homes in Minnesota?

Yes. I've been a licensed REALTOR® since 2004 and have been involved in more than 450 real estate transactions across many price points. That experience includes representing the sellers of a custom home on Dryden Road in Lakeville, a custom estate in West St. Paul, 3352 Richmond Bay in Woodbury and a wooded acreage home in Stillwater's Blackwood subdivision.

Has Jason Lange sold a home for more than $1 million?

Yes. I represented the sellers of 16394 Dryden Road in Lakeville, a custom home in the Spirit of Brandtjen Farm neighborhood that sold in October 2025 for $1,050,000.

What luxury and distinctive properties has Jason Lange represented?

Seller representation: 16394 Dryden Road in Lakeville, a custom estate in West St. Paul, 3352 Richmond Bay in Woodbury and 5160 Neal Avenue N in Stillwater's Blackwood subdivision. Buyer representation: the vacant lot in White Oaks Savanna, Grant, that became the architect-designed home known as Prairie Prospect, where I continued to represent and advise my client through the custom-home building process.

Has Jason Lange worked directly with architects and custom-home builders?

Yes. On both Prairie Prospect and the Dryden Road home, I attended numerous meetings with my clients, their architect and their builder, helping my clients ask questions, consider options and work through decisions. I'm not an architect, engineer or builder; those professionals are responsible for the technical decisions.

Can Jason Lange help me purchase land and navigate the custom-home building process?

Yes. I've helped clients with both land acquisition and the custom-home building process. One example is Prairie Prospect in White Oaks Savanna in Grant, Minnesota. I represented my client in purchasing the vacant lot and continued representing and advising them throughout the custom-home project. I attended numerous meetings with my client, architect Imprint Architecture and Design, and builder Redstone Builders, helping my client evaluate options, ask questions, and work through important decisions along the way. I've also had similar firsthand involvement with a custom-home project on Dryden Road in Lakeville. My role is to advocate for my clients and help them navigate the real estate aspects of the process while working alongside the architects, builders, and other professionals responsible for design and construction.

What should buyers consider when choosing a lot for a luxury custom home?

Location, how the home will sit on the lot, privacy, topography, morning and evening sun, views, neighboring homes, utilities, neighborhood architectural rules, local regulations and how the finished home may appeal to future buyers. The right answers depend on the people who will live there.

Can an older home on a desirable lot be torn down and replaced?

Sometimes, but never automatically. Zoning, setbacks, demolition requirements, utilities, environmental conditions, neighborhood rules and local building regulations all affect what is possible. Waterfront properties may involve shoreland and floodplain restrictions. Involve builders, architects, surveyors and municipal officials early.

How does Jason Lange price a custom or architecturally distinctive property?

I look at the most relevant comparable sales, the homes a buyer would realistically consider instead, the property's individual characteristics, buyer expectations, and appraisal and financing considerations. Replacement cost does not automatically establish market value.

Does every luxury home need staging or renovations before listing?

No. Preparation should fit the property and the owner's goals. At 3352 Richmond Bay in Woodbury, the right plan included coordinating a handyman, an interior designer for staging and a landscaper for curb appeal. Another home may need far less.

Can Jason Lange help homeowners downsize from a substantial custom home?

Yes. The family I represented in selling their custom Dryden Road home in Lakeville decided to downsize, and I've helped them through several moves over the years, from Eagan to Apple Valley, then Lakeville and Rosemount.

Has Jason Lange represented acreage homes in Stillwater?

Yes. In 2019 I represented the seller of 5160 Neal Avenue N in Stillwater's Blackwood subdivision, a home of more than 4,100 square feet on approximately 2.59 wooded acres.

What areas does Jason Lange serve for luxury and custom homes?

My distinctive-home experience includes Grant, Lakeville, Woodbury, West St. Paul and Stillwater, and I work throughout the Twin Cities East Metro, South Metro and St. Croix Valley. I'm licensed in Minnesota and Wisconsin.

Why should I consider Jason Lange to sell my luxury or custom home?

I bring firsthand involvement in custom-home projects, real seller representation including a $1,050,000 sale, experience from beginning my career as a mortgage loan officer in 1997, hands-on help with preparation, long-term client relationships and genuine client reviews.

Can I talk with Jason before I'm ready to list?

Yes. Many of my best conversations happen months or years before a home is listed. We can talk about value, preparation, timing and your options with no obligation.
