Several notable Inspiration homes in Bayport, Minnesota changed hands this summer. Looking at six verified closed sales, prices ranged from $609,000 to $740,000 and market time ranged from 10 days to 77 days, which is a useful reminder that homes in the same neighborhood can produce very different outcomes.

These are the six homes that sold in the Inspiration neighborhood during summer 2026 (June–September), verified against MLS closed-sale records. The article presents them as the complete picture of the neighborhood's summer sales activity, not a partial sample.

I live right here in Inspiration, so the homes that come and go in this neighborhood aren't abstract to me. Six homes sold in Inspiration this summer, and looking at all six side by side tells a more useful story than any single sale could on its own.

This is a complete set of homes that changed hands in Inspiration this summer, and worth a closer look for anyone trying to understand where the neighborhood's market actually stands.

What Did Buyers Respond to This Summer?

With all six of this summer's Inspiration sales in view, a few patterns stand out. The results were not uniform, and that inconsistency is the genuinely useful part for a homeowner. Five of these six homes went under contract in roughly two to three and a half weeks. One took considerably longer.

  • 1209 Inspiration Parkway N sold after 10 days on market, for $609,000 after being listed at $599,900.
  • 303 Primrose Path N sold after 12 days.
  • 998 Inspiration Parkway N sold after 20 days, at $740,000, the highest price of the six.
  • 936 Inspiration Parkway S sold after 22 days, for $700,000 after being listed at $675,000.
  • 284 Primrose Path N sold after 24 days.
  • 1013 Planters Path was the clear outlier at 77 days on market, ultimately closing at $615,000.

Two of these homes closed above their list price, and one spent more than three times as long on the market as the median of the group. Six transactions is a small sample, so I would not draw a sweeping statistical conclusion from them about the direction of the Bayport market. What they do show clearly is that different homes can produce very different outcomes even within the same neighborhood.

Floor plan, finished square footage, lot, condition, updates, pricing, competition from other listings and simple timing all factor into how a home is received. Interest in a neighborhood does not make pricing and presentation irrelevant. If anything, the spread between 10 days and 77 days in the same subdivision suggests the opposite.

What I Notice Living in Inspiration

I've lived in Bayport since September 2023, in the Inspiration neighborhood, so I see this place two ways: as a resident who walks it regularly, and as a REALTOR® with RE/MAX Results who works with buyers and sellers throughout the St. Croix Valley.

The most consistent thing I notice is that buyers evaluate far more than bedroom count and square footage. Homes here can differ meaningfully by floor plan, lot orientation, privacy, level of updates, outdoor space and how the property relates to neighborhood open space and trails. Two homes with nearly identical basic specifications can feel very different once you're standing inside them.

Where a home sits within the neighborhood matters too, in ways that don't reduce neatly to a line on a listing sheet. Which direction the back of the house faces, what's behind it, how far it is from a trailhead or a park, how much separation there is from the street.

Which is why I'm cautious about applying the highest recent neighborhood sale to every home. Pricing should reflect the individual property. Living here gives me an everyday understanding of the neighborhood that goes beyond what shows up in an MLS listing or an online property portal, and that's mostly useful for knowing which comparisons are fair and which ones aren't.

More Than the Sale Prices

Inspiration is a master-planned neighborhood in Bayport, Minnesota, built around trails, parks and shared open space rather than street grid alone. That setting is part of what buyers are evaluating when they tour a home here, alongside the house itself.

Bayport itself is small, with roughly a mile of St. Croix River frontage, and it sits within Stillwater Area Public Schools, District 834. Downtown Stillwater and the wider St. Croix Valley are close by, and the rest of the East Metro is a straightforward drive. For a lot of buyers, that combination of a walkable, trail-connected neighborhood inside a small river town is the reason they're looking in Bayport in the first place.

What Does This Mean If You Own a Home in Inspiration?

Recent neighborhood sales are valuable reference points, but they are not interchangeable. A realistic valuation of your home has to account for the specifics:

  • Floor plan and how the space actually functions
  • Finished square footage
  • Bedroom and bathroom configuration
  • The lot, privacy and outdoor space
  • Updates and overall condition
  • Location within Inspiration
  • Competing inventory at the time you list
  • Recent comparable sales
  • Current buyer demand
  • Presentation and marketing strategy

The $740,000 sale on Inspiration Parkway doesn't automatically make another home worth $740,000. But understanding what distinguished that sale from the others, and why one nearby listing spent 77 days on the market while several others sold in roughly two to three weeks, can be extremely useful when evaluating another Inspiration home.

Neighborhood-level knowledge matters here more than it does in a subdivision where every home is a variation on two plans. Two homes with similar bedroom counts and square footage can offer very different floor plans, lots, privacy, updates, outdoor spaces, locations within the neighborhood and long-term fit.
