If you've driven Stagecoach Trail through Bayport lately, you've probably noticed the dirt moving east of the road near Barker's Alps Park. That's BayHaven, a new villa neighborhood from Pratt Homes on a roughly 28-acre parcel that has been talked about in Bayport for a few years now.

I wanted to put what's publicly known about BayHaven in one place. Here's where it stands, how it got here, and what I'd want to know before writing an offer on one of these homes.

Where BayHaven is

BayHaven sits on a former horse farm east of Stagecoach Trail, next to Barker's Alps Park on Bayport's west side. The site address is 4747 Stagecoach Trail N, and the neighborhood is reached from 1st Avenue N. The land was annexed into the City of Bayport as part of the approval process.

The appeal is pretty easy to understand. You're a short drive from downtown Bayport, the St. Croix River and Stillwater, with Highway 95 and I-94 both within reach.

A site with some history

If the location sounds familiar, there's a reason. A few years ago a different builder, GreenHalo Builds, proposed 46 houses on this same land. That company collapsed in 2023 amid unpaid creditors and complaints about unfinished homes, and the project never happened, according to the Minnesota Star Tribune.

Pratt Homes stepped in with a new plan. In February 2025, the Bayport City Council voted unanimously to approve the annexation and the comprehensive plan amendment the project needed. By September 2025, the city had approved the final plat, according to The Development Tracker. Construction activity has since begun at the site.

The documented development plan includes several components on approximately 28 acres:

  • Villas first. The plan calls for 35 villas initially, with 10 more planned for a later expansion. That's 45 in the documented plan, though Pratt's website describes "over 45," so I'd ask for the current site plan.
  • Apartments. A four-story, 70-unit apartment building is proposed as a separate phase, to be developed and operated by At Home Apartments. That's the reported plan, not a guarantee of what ultimately gets built.
  • The city tied the phases together. Pratt agreed that the last 10 villa permits in the first phase would only be released once a workable multifamily plan was in place.
  • Nearly half the site is designated for conservation. A 13.48-acre outlot is set aside for that purpose. Plans also called for removing 273 of the site's 701 trees and planting 279 replacements.

These details are worth understanding before choosing a homesite, especially if you're interested in how the neighborhood will look and function after all the phases are completed.

Who's building it

Pratt Homes is based in Vadnais Heights and has been building in the Twin Cities since 1973. Founder Lowell Pratt helped the state draft home construction standards in the early 1990s and received Minnesota's first builder license. Their recent villa communities include the Villas at the Royal Club in Lake Elmo and the Villas at Spring Farm in North Oaks, where they keep a model home.

For a site with BayHaven's history, the builder's track record matters. Bayport's mayor said as much at the time, noting she had confidence in Pratt's quality while still wanting assurance the second phase would get finished.

What's being built

Plans call for 45 custom villa homes, built in two stages, with a focus on low-maintenance living. In many villa communities, that means main-level living with some exterior maintenance handled by an association. What's covered varies, so it's important to understand exactly what the BayHaven HOA includes and what stays the homeowner's responsibility.

Six floor plans are listed for the neighborhood, offered in 2-, 3- and 4-bedroom versions:

  • The Bayfield
  • The St. Clair
  • The Springhaven
  • The Pinehaven
  • The Hillcrest
  • The Madison

Floor plan availability, included features and pricing can vary by homesite. I'd compare the options, specifications and current pricing side by side before deciding which plan makes the most sense.

One on the market now: 320 BayHaven Trail

One BayHaven home on the market now gives a real look at price and dues. 320 BayHaven Trail is listed at $1,019,000 for a to-be-built Hillcrest plan on Lot 5.

The main level is set up for one-level living. It has the primary suite, an office, a mudroom, a screened porch and a vaulted great room with a gas fireplace. The laundry room connects straight to the primary closet. Downstairs, the walkout lower level has a family room, two more bedrooms and a 3/4 bath.

Two things to keep in mind. The listing photos show a similar model home, and some finishes in them may not be included in the list price. Ask for the spec sheet that matches this price. And since it isn't built yet, ask the builder for a realistic completion date.

Understanding the BayHaven homeowners association

One of the main attractions of villa living is having fewer exterior chores to worry about. But it's important to understand exactly what you're getting.

The NorthstarMLS listing for 320 BayHaven Trail shows a monthly association fee of $275, with Advantage Townhome Management identified as the management company. The listed services are lawn care, snow removal, sanitation and professional management. That's commonly referred to as a "mow and snow" association. It doesn't necessarily mean the association maintains your home's roof, siding, windows or other exterior components.

The listing also identifies architectural restrictions, builder restrictions, easements and a mandatory owners association. Cats and dogs are listed as allowed, although buyers should review the actual governing documents for any additional pet restrictions.

Before purchasing, I'd want to review the association documents, understand the maintenance responsibilities, and find out how the budget and monthly dues are expected to look as the neighborhood develops.

You can also contact Advantage Townhome Management at 651-429-2223 for information about the association.

Having your own agent on new construction

You can have your own representation when purchasing new construction, and it's worth understanding how that works before your first visit. The builder's sales team represents the builder's interests. Having an experienced agent on your side can help you evaluate pricing, construction timelines, contract terms and how the purchase fits with your overall plans.

Someone on your side can help you look at the parts of the deal that are easy to skim past:

  • The builder's contract. It's usually written by the builder, with its own terms on deposits, delays and changes.
  • Upgrades and pricing. What's standard, what's extra, and what the finished price will really be.
  • Financing. How the build timeline fits your rate lock and the sale of your current home.
  • Inspections. An independent inspection before drywall and again before closing can catch things early.
  • Completion dates. What's estimated, what's promised, and what happens if it slips.

Builders often have rules about when an agent needs to be registered with a buyer, so it's best to bring that person in before your first visit to the model or a lot. And if you're comparing BayHaven with other villas or newer homes in the St. Croix Valley, I can help you weigh the options before you commit.

Pricing and what's still open

MLS development data lists 45 homes at BayHaven, priced from $976,000 to $1,800,000. As of October 12, 2026, four homes were under contract, and NorthstarMLS showed no completed homes in the development. Pratt's own site doesn't break out prices or square footage by plan, so ask for pricing on the specific lot and plan you're considering.

Timing is worth asking about too. According to September 2025 development reporting, construction was expected to start that fall, with the first villas anticipated by mid-2026. With no completed homes reported in NorthstarMLS as of October 12, 2026, I'd recommend getting an updated construction schedule directly from the builder for the particular homesite you're considering.

Is BayHaven worth a look if you're downsizing?

For homeowners in Stillwater, Bayport, Lake Elmo, Woodbury and the rest of the St. Croix Valley, BayHaven may be worth a look if you're thinking about moving from a larger home into something with less day-to-day upkeep.

What makes these villas interesting is the mix of main-level living, customizable plans and room for guests downstairs. Downsizing doesn't have to mean a smaller or less expensive home. Sometimes it's about finding a home that fits how you want to live now. If that shift is still taking shape, the Minnesota downsizing guide covers how to work through the decision itself.

The part to plan carefully is how it all fits together. If you're using equity from your current home, the purchase, the build schedule and your sale all need to line up. I'd map that out before committing to a lot or a floor plan.

What I'd ask before buying here

New construction is a different process than buying a resale home. You're usually signing the builder's purchase agreement, and a lot of the decisions get made before the house exists. Here's what I'd want answered on BayHaven specifically:

  1. What does the HOA actually cover? Get the association documents and ask how dues may change once the neighborhood is built out.
  2. What's included in the base price? Ask for the standard spec sheet and an upgrade price list. It's easy for options to add up quickly on a custom villa.
  3. What's the build timeline? Ask for an estimated completion date and what the contract says if it slips.
  4. What's the plan for the center of the site? Find out what's proposed for the multifamily phase and where it sits relative to the lot you're considering.
  5. How does your financing fit the timeline? Longer builds can outlast a standard rate lock. Talk to your lender early about extended locks and what they cost.
  6. Do you need to sell first? If you're selling a current home, ask whether the builder will accept a home sale contingency, and plan the timing of both sides together.

On that last point, my mortgage background is useful. The strength of the financing and the timing of the sale often matter more than people expect.

The bottom line

BayHaven brings new villa homes to Bayport's west side. The site has a rocky past, but the project now has city approvals, an established builder and visible progress on the ground.

With a published price range and four homes under contract, there's a clearer picture of the market. Still, every plan, lot and set of selections will land differently. And with more phases planned, including apartments and more villas, it's worth understanding what the finished neighborhood may look like before choosing a lot. This is one of those situations where asking good questions early can make a real difference.
